A Berea College Student's Guide to Off-Campus Housing in Berea, KY

Moving off campus at Berea College works differently than it does at most schools. Berea is a residential college, which means living in a residence hall is the default option—and for many students, it’s a major requirement. Only students who meet specific criteria can apply to live somewhere else.

If you're one of those students, the good news is that Berea has a real rental market. The less good news is that the units near campus don't sit empty for long. Students who wait until summer choose from whatever's left.

Berea College Housing Requirements

As of this writing, the Berea College Housing and Dining requires all full-time students to live in one of the College's residential facilities. Students may apply to live off campus if they meet at least one of the following:

  • Age 23 or older
  • Attended eight full terms attended at Berea College
  • Married
  • A parent

International students are also required to live on campus regardless of age or classification.

Berea's policy are also related to cost: If you move off campus after a term has already begun, you are not eligible for a room or board refund. And if you hold a residence hall room while living off campus, the College can require you to move back for financial aid or enrollment. Follow the policy before you put your enrollment or your aid at risk.

How to Apply to Live Off Campus

Students who wish to live off campus need to work through the Office of Residence Life rather than simply signing a lease. Plan on submitting your request alongside your housing materials for the coming year and expect to attach documentation supporting whichever criterion you're using, such as proof of age, a marriage certificate, dependent documentation, or a transcript showing terms completed.

Nontraditional students can also request an application form from the Student Life Office. For current requirements and deadlines, contact the Office of Residence Life, or the Student Life Office. 

Start Your Search Earlier Than You Think

If you're planning to move in by August, start looking in April or May. By the time the academic year ends, your options narrow considerably.

When you find a unit you like, ask your questions and move promptly. The Berea rental market doesn't have a lot of inventory, and waiting a couple of weeks to decide often means the unit's already been taken.

What to Look at When Evaluating a Unit

Before you sign a lease, think through how far the unit is from campus and how you'll get there daily. Check how utilities are handled—those are factors that affect your actual monthly. Ask what the lease term covers and whether there's any flexibility if your plans change mid-year.

Roommates and Shared Housing

Sharing a unit is one of the most common ways students in Berea make off-campus housing affordable. Before you and a roommate sign anything, make sure you both understand how the lease works. At Diamond Apartments, all occupants listed on the lease share the responsibilities in it. Have a direct conversation about expectations before you put names on a lease—not after.

At Berea College, because the College covers housing and food as part of its aid model, moving off campus doesn't automatically save you money the way it might elsewhere. Talk to Student Financial Aid and get a real number before you commit to a lease, not after. 

Questions to Ask at Your Showing

A showing is your best chance to learn things the listing won't tell you, so come prepared with a few questions. Some worth asking:

  • How do you handle emergency maintenance requests?
  • Who manages the property day to day, and are they local?
  • How are utilities handled, and what is my realistic monthly total?
